When Only the Best Will Do
Clay tile and natural slate are the oldest and most durable roofing materials in the world. Roman buildings roofed in clay tile are still standing. Natural slate quarried from Vermont or Spain can last 150–200 years with proper maintenance. These are not just roofing materials — they are architectural statements.
In Denver, tile and slate roofs are most common in Cherry Creek, Washington Park, Hilltop, and other established neighborhoods where architectural integrity and long-term property value are priorities. They are also increasingly popular in new luxury construction.
Three Pines has the structural engineering knowledge and installation expertise to properly specify and install tile and slate systems. Not every roofing contractor does — these materials require reinforced structural support and specialized installation techniques.
Clay Tile
Fired clay tiles in barrel, flat, or S-profile. Naturally resistant to fire, insects, and rot. 50–100 year lifespan. Available in natural terracotta and custom glazed colors.
50–100 Year Lifespan
Natural Slate
Quarried stone with natural color variation. The most durable roofing material available. 100–200 year lifespan. Requires structural reinforcement due to weight. Unmatched aesthetic.
100–200 Year Lifespan
Synthetic Tile & Slate
Modern polymer composites that replicate the look of clay tile and slate at lower weight and cost. 40–50 year lifespan. Excellent option when structural reinforcement is not feasible.

Structural Requirements
Clay tile weighs 9–12 lbs per square foot. Natural slate weighs 7–15 lbs per square foot. Standard residential framing is designed for 3–5 lbs per square foot (asphalt shingles). Before installing tile or slate, we conduct a structural assessment to determine whether your home requires reinforcement.
This is not optional — it’s the difference between a roof that lasts 100 years and a structural failure. We will not install tile or slate on a structure that cannot support it safely. Synthetic tile and slate options are available for homes where reinforcement is not feasible.
