Flat Roofs & EPDM

Membrane roofing systems for flat and low-slope residential and commercial applications. Specialists in hybrid pitched-and-flat roof systems common in Denver’s older homes.

Flat Roof Expertise

Denver’s Flat Roof Specialists

Many Denver homes — particularly those built in the 1950s through 1980s — feature flat or low-slope roof sections alongside pitched areas. These hybrid systems require expertise that most residential roofers don’t have. Three Pines does both.

Flat roofs fail for one reason: improper installation or maintenance of the membrane system. Water doesn’t drain naturally on a flat surface — it pools. The membrane, seams, drains, and penetrations must be perfect. We’ve been doing this since 2001 and we know where flat roofs fail.

We install TPO (thermoplastic polyolefin) and EPDM (ethylene propylene diene monomer) systems, and we also apply silicone coatings to extend the life of existing flat roof membranes.

TPO Membrane

Heat-welded seams create a monolithic waterproof surface. White reflective surface reduces cooling costs. 20–30 year lifespan. The current industry standard for commercial flat roofs.

EPDM Rubber

The classic flat roof membrane. Extremely durable rubber that handles temperature extremes well. 25–35 year lifespan. Excellent for residential flat sections and low-slope areas.

Silicone Coating

Applied over existing flat roof membranes to extend life 10–20 years. Seamless waterproofing that bonds to the existing surface. Fraction of replacement cost.

Common Issues

Why Flat Roofs Fail

💧

Poor Drainage

Flat roofs require proper slope-to-drain. Ponding water accelerates membrane degradation and adds structural load. We correct drainage issues as part of every flat roof installation.

🔧

Failed Seams

Seams are the most vulnerable point of any membrane system. Improper welding or adhesion allows water infiltration. We use heat-welded TPO seams for maximum reliability.

🔍

Penetration Failures

HVAC units, drains, and pipes that penetrate the membrane require proper flashing and boot systems. These are the most common source of flat roof leaks and are often overlooked.
