Roof Coatings
Silicone and elastomeric coatings that restore aging roofs and extend their service life by 10–20 years at a fraction of replacement cost. The smart financial choice for metal and flat roof owners.
Why Replace When You Can Restore?
Roof replacement is expensive. For metal roofs and flat roof systems that are structurally sound but showing their age — minor leaks, surface oxidation, seam fatigue — a professional coating system can restore full waterproofing performance and extend service life by 10–20 years.
The economics are compelling: a quality silicone coating system typically costs 25–40% of a full replacement. For commercial properties, roof coatings may also qualify for Section 179 immediate expense deduction rather than 39-year depreciation.
Three Pines applies coating systems to both residential and commercial roofs. We’ll assess your roof honestly — if it needs replacement, we’ll tell you. If a coating will solve the problem, that’s what we’ll recommend.
Silicone Coatings
Our primary recommendation for most applications. Silicone is UV-stable, ponding-water resistant, and maintains flexibility across Colorado’s temperature extremes. Applied in one or two coats over cleaned and primed substrate.
- ✓ UV-stable — won’t degrade in Colorado sun
- ✓ Ponding water resistant
- ✓ Flexible in extreme temperatures
- ✓ 10–20 year extended lifespan
Elastomeric Coatings
Acrylic-based elastomeric coatings for metal roofs and some flat applications. Excellent reflectivity reduces cooling costs. Good adhesion to metal substrates. Best applied in dry conditions.
- ✓ High solar reflectivity
- ✓ Excellent for metal roofs
- ✓ Lower cost than silicone
- ✓ 10–15 year extended lifespan
Coating vs. Replacement
Good Coating Candidates
- ✓ Metal roofs with minor surface rust or oxidation
- ✓ Flat roofs with intact membrane but aging seams
- ✓ Roofs with minor leaks at penetrations
- ✓ Structurally sound deck and framing
- ✓ Roofs with 10+ years of remaining structural life
Needs Replacement Instead
- ✗ Widespread deck rot or structural damage
- ✗ Multiple active leaks throughout the roof
- ✗ Membrane delamination or blistering
- ✗ Severe hail damage to substrate
- ✗ End-of-life system with <5 years remaining
We’ll assess your roof honestly and tell you which category you’re in. No upselling.
